Depending on budget, timeline and objective, self builders have to decide if hiring a contractor to oversee their project is better than finding, recruiting and booking a band of subcontractors to piece together the build. On Building Ideas with Mark Millar, Martin Matheson of Matheson Builders advises those with limited trade project experience to hire a single contractor to oversee the entire construction. Contractors can identify architectural errors and ensure high build quality, among other things. However, finding a good quality contractor can be the biggest challenge. Martin suggests word-of-mouth recommendations, and asking potential builders for customer references. It’s also a good idea to verify the contractor’s financial stability and commitment to post-build corrections. Geoff Anderson of Anderson contractors also joined the show to discuss the challenge of juggling multiple subcontractors throughout the build. For many tradespeople using multiple subbies enables them to use people they’ve worked with before, but can be a daunting prospect for those with less building experience. Speaking to a lot of subbies is unavoidable as a self build project manager. While it is less stressful to bring in subcontractors you have worked with before leveraging existing friendship, Geoff hints that new subbies who come recommended adds to your building experience. If you come from a family of tradespeople, bringing family members on-site can be beneficial yet tricky. Geoff whose sons work with him as labourers advises, “If you don’t like (the work they’ve done), you’ve got to say it.” Self-building requires a lot of planning and taking a lot of advice.
