A guide to finding and acquiring land

Posted: Friday, May 3rd, 2024

Mark Millar host of Building Ideas, recently invited Guy Abbott, technical director at Morguard Building Surveyors to give you some sound advice on what to consider, investigate, what to ask and research with regards to buying a domestic property to renovate or flip for profit.

Harvey said: “We run an annual survey and we found out that finding the plot is the number one barrier. Number one is to know your budget and after that appraise it as that will lead you to getting planning permission.

We normally recommend a pre-approval service for planning permission with your local authority.

“The biggest challenges is planning permission, land banking. Be aware of large developers who bought land speculatively for future use.

“Around 11,000 people across the UK buy land to use for a self-build project. Buying a plot of land is not the same as buying a house. You will need a team of solicitors and land specialists because there is a huge amount of research that you have to undertake. Depending on the plot you might engage engineers, designers, architects ”
