Social landlords are scrambling to complete emergency repairs as Awaab’s Law came into effect this week.
The law — named after two-year-old Awaab Ishak who died after exposure to black mould in his flat — forces housing associations and councils to accelerate repairs to dangerous homes.
Under the law, landlords must repair life threatening hazards within 24 hours of being reported and investigate serious damp and mould within 10 working days.
Homes must then be made safe within five days.
The law is expected to trigger a rush for surveyors, maintenance teams and specialist remediation contractors.

The Federation of Master Builders (FMB) wants more small builders to transition into property development.
The trade body has updated and re-released its Developer Guide at a time when the number of homes being delivered by small builders has dropped to around 10% of the market.
In a recent survey, FMB members reported significant challenges navigating the planning system and getting access to land and financing.
